This is general loan information. Your options and costs depend on you, the home and the lender’s rules. It is not a loan approval.

Question 01

Should I buy before my military move?

Check your orders and report date. Work out how much time you have to find a home. Compare buying with renting or military housing. Think about how long you may stay and the cost of selling if you move again. Buying is not always the best fit for a short tour.

Contact the Parris Island Housing Referral Office for help with your move. Ask about housing choices and when you can move in. Looking off base? Try the drive to work at your usual travel times. You might look in Port Royal, Beaufort or Lady’s Island. The address and traffic will affect your drive.

Use our Parris Island VA homebuyer guide to plan your next steps. Tell your lender if your spouse will move first or your orders may change.

Question 02

What does my VA benefit cover?

Ask for your Certificate of Eligibility, or COE. It shows the VA benefit tied to your service. It is not a loan approval. The lender still checks your income, debts, credit and the home. See VA’s eligibility rules.

Entitlement is the VA benefit that backs part of your loan. Full entitlement means that benefit is fully available to you. In that case, VA does not set a county loan limit. It does not mean you can borrow any amount. Your budget and the home’s value still matter. VA does not set a minimum credit score. Lenders may set their own.

Have a VA loan on another home? Ask the lender to check how much benefit you have left. For this check, VA uses the county’s one-unit limit, even for a home with more than one unit. A down payment may be needed. Read VA’s entitlement and loan-limit rules.

A VA purchase loan is for a home you plan to live in. It may cover up to four units if you live in one. A unit is a separate home within the property, such as one side of a duplex. It is not a loan to buy a vacation home or a property used only as a rental. See VA purchase-loan rules and our South Carolina VA loan page.

Question 03

Will my housing allowance cover the full payment?

Basic Allowance for Housing (BAH) is your military housing allowance. Your amount depends on where you serve. Your pay grade and family status matter, too. Use the official military housing allowance lookup. Choose the year and your duty ZIP code. Then confirm your pay with your finance office. The allowance may not cover the full cost of a home.

Add up the full monthly cost:

  • Principal: the part of your payment that pays back what you borrowed.
  • Interest: what the lender charges you to borrow.
  • Property taxes, home insurance and any flood insurance.
  • Homeowners association (HOA) fees: what you pay for shared areas or services. Some homes have these fees.

Set cash aside for repairs and the move. Plan for water and power bills, too. Use our mortgage calculators to see what your payment might be. Then get costs for the home you want.

Compare homes in Beaufort and nearby areas with the same full budget. You can also browse homes on Discover Lowcountry Life. A listing price alone will not tell you the monthly cost.

Question 04

What cash and home checks should I plan for?

No down payment does not mean no cash due. Closing costs are the fees and other costs due when you finish buying the home.

The VA funding fee is a one-time charge for the loan benefit. Some buyers are exempt, which means they do not have to pay it. For a VA purchase, the fee depends on your down payment:

  • Less than 5% down: 2.15% on first use or 3.3% after first use.
  • At least 5% but less than 10% down: 1.5%.
  • 10% or more down: 1.25%.

These rates apply to the loan amount unless you are exempt. Ask VA and your lender to confirm your status. The funding fee may be added to the loan. Other closing costs may still be due.

Sellers may help pay costs, but they do not have to. Seller concessions are extra benefits, such as paying your VA funding fee. VA’s 4% seller-concession limit is separate from ordinary closing-cost credits. Those credits help pay the usual loan fees. Check the VA fee, exemption and closing-cost rules.

Ask about repairs before you agree to buy. Buying a condo? Ask about the loan rules for the building, too. A VA appraisal checks the home’s value and basic condition. It does not replace a home inspection, which checks for defects. See VA’s guide to buying a home.

Get insurance quotes for the address and check the county flood maps. Our Beaufort County homebuying guide explains tax and property checks. Do not assume your tax bill will match the seller’s.

Question 05

Which loan path fits my plans?

Buying an existing home? Start with local VA loan questions. If VA does not fit, compare other home loans. Ask for written costs for the same home price and down payment.

Building instead? Read about VA construction loans and ask about the builder, land and payments. Already have a VA loan? Refinancing means replacing your loan with a new one. A VA Interest Rate Reduction Refinance Loan (IRRRL) replaces an existing VA loan. It has its own rules. It does not guarantee a lower payment or a fast closing.

For a first cost check, use the rate quote tool. Or ask for a quote — opens in Messenger. Tell us your move date, duty station, home price and whether you have used a VA loan before. Ask us how to send private documents securely.

Quick answers

Questions before the next step

Does being stationed at Parris Island make me eligible?

Your service history and duty status determine your VA benefit. Ask for a COE. Being assigned here does not by itself mean your loan is approved.

Is there one VA credit score I must meet?

VA does not set a minimum score. Lenders may set their own credit rules. Ask the lender to review your income, debts and credit before you decide what you can borrow.

Can I use a VA loan again after a military move?

A permanent change of station (PCS) is a move to a new duty station. You may be able to use your VA benefit again after the move. Ask the lender to check your prior loan and how much benefit you have left. Tell them when you plan to move in. Getting your full benefit back is not automatic.

Can I buy a duplex or four-unit home?

A VA purchase loan may cover up to four units if you live in one. The lender must check you and the property. If you have used some of your benefit, VA uses the county’s one-unit limit to check what is left.

Will BAH pay every home expense?

Your allowance may not cover the full cost. Add taxes, insurance, HOA fees, upkeep and utilities to the loan payment. Check your own allowance with your finance office.

What if my orders change before I move in?

Tell your lender right away. Ask how the change affects your plan to live in the home and your loan. Do not assume one move-in rule fits every duty situation.
