The 2026 loan-size limit
Do you need a jumbo loan?
FHFA’s 2026 one-unit conforming limit is $832,750 in all 46 South Carolina counties. Limits differ for two-, three- and four-unit homes. See FHFA’s 2026 release and official county table. Checked October 17, 2026.
Check the loan amount first
- Start with what you need to borrow.A price above $832,750 does not always mean a jumbo loan. A down payment may keep the loan within the conforming limit.
- Check the county and number of units.Use the current FHFA table for a one-, two-, three- or four-unit home. The loan must fit the right limit.
- Keep cash for after closing.More down may keep the loan conforming. Check what it leaves for closing, repairs, insurance deductibles and other needs.
- The size limit is not loan approval.A conforming loan still has credit, income, home-use and property rules. The lender must review the full loan.
Why loan rules differ
Why do jumbo loan requirements vary by lender?
Jumbo lenders can have different credit, cash, income and home rules. There is no one South Carolina jumbo score, down payment or maximum amount for all lenders. Compare actual offers. Read CFPB’s explanation of nonconforming loans. Use FHFA’s 2026 table above for current limits.
Is loan size the main issue?
A jumbo loan addresses a loan amount above the conforming limit. If the main issue is business income or rent, compare those income methods, too. Ask which option fits the whole loan.
