Credit, down payment, and reserves
Each lender has its own credit and down-payment rules. Ask how much cash is needed for the purchase and closing. Also ask what cash you must keep after closing. That extra cash is called reserves.
South Carolina investment-property financing
Buying or refinancing a South Carolina rental? A DSCR loan compares rent the lender accepts with the home’s loan payment and housing costs. We can help you check the numbers and compare other loan choices.
These loans are for investment homes. The lender must review you, the property, rent and loan. Rules, records and costs vary. This is general information, not loan approval.

What lenders review
Rent is a key part of the review. The lender also checks your credit, cash, the home’s value and how you plan to rent it out.
Each lender has its own credit and down-payment rules. Ask how much cash is needed for the purchase and closing. Also ask what cash you must keep after closing. That extra cash is called reserves.
The lender may focus on the home’s rent instead of your job income. You still need proof of rent, cash and other loan details. It is not a loan with no records required.
Tell the lender if a company, such as an LLC, will own the home. Ask which ownership and rental uses it allows. Do not form a company or change title based only on a program name.
One lender’s published long-term rental example runs from $100,000 to $3.5 million. It lists some 30- or 40-year fixed, adjustable-rate and interest-only choices. These are examples, not a promise of Beaufort Lending’s terms. Ask when the rate or payment could change. Check the published loan examples.
What the ratio means
DSCR means debt service coverage ratio. A common formula divides rent the lender accepts by principal, interest, taxes, insurance and any HOA fees. Principal is the amount you repay. Interest is the charge for borrowing it. See the lender’s ratio explanation.
Example: $2,400 in eligible monthly rent ÷ $2,000 in monthly housing costs = 1.20 DSCR. At 1.00, the rent equals those housing costs. This is not net profit. You still need to pay for repairs, empty months and other rental costs.
There is no one ratio that guarantees approval. Published programs include standard and near-ratio choices, but each has its own rules. Interest-only loans may use a different payment in the test. Check the lender’s current program choices.
Check your numbers
Use the rent the lender accepts and the full payment it uses to qualify the loan. This tool shows the math. It does not tell you the rental’s profit or approve the loan.
Check which rent the lender will accept
Ask which proof of rent fits the home and rental plan. An advertised rent or online forecast may not be accepted.
The lender may need the lease and an appraiser’s rent estimate. Ask how it handles a gap between those figures. Do not assume the asking rent is the amount it will count. See the published rent-review process.
The lender may ask for rental history or approved market reports. It may reduce rent for expenses. The amount of that reduction depends on its rules and your records; do not assume a fixed 20% cut. Read the current short-term rental guidance.
A larger rental building, a building with shops and homes, or a group of homes may need a different loan. Ask which rules fit before you use figures meant for a one-to-four-unit home.
South Carolina property review
South Carolina generally uses a 4% assessment ratio for a qualifying main home and 6% for other real estate. These are not annual tax rates. The bill also uses the home’s tax value and local tax rates. Ask the county for an estimate based on rental use. Read South Carolina DOR’s property tax guide.
Include home, wind and any flood insurance, plus HOA or condo fees. Coastal insurance can change both the monthly payment and DSCR. Get quotes before you set the purchase budget.
Check local permits and HOA rules for the address. Ask the lender about condos, condotels, rural homes and repairs. A loan approval does not replace rental permission.
Compare before choosing
Compare the same home, rent, taxes and insurance in each loan quote. We can help you review the records, cash, payment and costs.
| Option | When to compare it |
|---|---|
| DSCR | Property income may support qualification better than your personal income records. |
| Conventional loans | Your documented personal income supports investment-property financing. |
| Bank statement loans | You are self-employed and deposits may better document qualifying income. |
Ask about the rate, points, closing costs and cash left after closing. Points are fees paid for a lower rate. Ask if the rate or payment can rise and whether there is a fee for paying off the loan early. A small first payment may still cost more over time.
Common questions
Some programs focus on rental income instead of using personal tax returns to show job income. The lender decides which records are still needed. Ask before you assume any document is waived.
It depends on the home, rent, credit and loan amount. Ask for the current down-payment rule. Closing costs and cash kept after closing are separate needs.
Some published programs list near-ratio or no-ratio choices. That does not promise approval below 1.00. Ask about the current credit, cash and property rules. Check the published program choices.
Some programs may allow short-term rentals or an LLC owner. Check the rental permits, rent records and company papers. Ask if you must personally promise to repay the debt even when the company owns the home.
These loans are for investment use. The cited lender’s programs do not allow the borrower or immediate family to live in the home. Tell us about any planned personal use so we can compare a suitable loan. Read the home-use rules.
